The Grayson Heights Office Building Renovation project is located in the historic neighborhood of Government Hill and is bounded to the North by Fort Sam Houston. RVK’s design services included renovation of the existing 52,000 sf building, which had been added onto several times. Modernizations included consolidating core elements to transform the building into a multi-tenant facility. In addition, upgrades provide the client with new multi-tenant rental spaces set against a wood and exposed brick lobby. Exterior upgrades include repainting the building’s five-story brick tower, exposing the original historic brick at the two-story structure, adding new and replacing existing fenestration as well as adding entry canopies to define the new tenant entrances. Site improvements include the demolition of the existing motor bank and relocation of the existing ATM. A new surface parking lot was developed with associated landscaping, site lighting, and new entry plaza.
